About Home Inspections
For most of us, buying a home is the largest purchase we will ever make. The last thing a homeowner needs after moving into a newly purchased home is a surprise.  It makes perfect sense to find out as much as possible about the house before buying. A home inspection serves to help educate the buyer as to the condition of the house. In a real sense, it is a physical examination of the structure. Our focus is on identifying existing or potential problems that would affect the buyer’s decision to purchase the home. The knowledge gathered from the inspection can assist the buyer in gaining concessions from the seller. Often these concessions can more than cover the cost of the inspection.

Lee Fisher Inspections does not grade a property as “pass” or “fail.” Our inspection report provides the client with a thorough analysis of all of the systems that comprise the property inspected. We do not have a time limit on our inspections and allow ample time to perform each and every inspection. For this reason, we seldom schedule more than one home inspection per day. Our inspections are not finished until we have looked at everything and have had the chance to review each item in the report one more time. Our inspection report is clear and easy to understand, and includes photographs of problem spots detected at the time of the inspection. About Pre-Sale Inspections
Home inspections aren't just for the buyer! When selling a home, it is a very good idea for the seller to have the home inspected when it is listed for sale. The procedure for a pre-sale inspection is the same as an inspection while the home is in escrow.

There are several benefits to having the home inspected before the home enters escrow:
  • The inspection removes any questions about the condition of the home for the seller.
  • The seller has more time to shop around for someone to make repairs recommended in the inspection report.
  • If the seller has a home inspection report available for the buyer to see, it should have a positive influence on the sale and may be a good negotiating tool for the seller.
